Host Solutions is an Adelaide-based short-term property management company created by Charlton Gunn. Having managed our own Airbnb’s, as well as Resort accommodation, we ensure that every short-term rental listing performs to its highest potential.
We uphold the principles of using technology whenever possible to improve both the guest and client experience and ensuring we always act with both accountability and integrity.

We help busy property owners maximise their property’s rental return through short-term rental strategies like Airbnb.
We manage the process of listing your property, vetting customers, securing bookings, organising housekeeping and maintenance on behalf of the property owner and organising a direct bookings strategy. Simply, we remove the hassle and generate you more income.

We offer no lock-in contracts, so if you are not 100% satisfied with the results of your property, simply just let us know.Host Solutions may offer to rent your property and sublease it as a short-term rental. You will receive guaranteed income every month, without paying any management fees.

We use numerous softwares to help us protect your property. Additionally, we work closely with our cleaning teams, photographing your property so that we can resolve any problems. Additionally, staff at Host Solutions endeavour to be very contactable to address any concerns.

Each month, we provide an owner’s report that summarises the property’s previous month performance, including all revenue and expenses incurred.

We target customers who have fully-furnished properties that are used for investment or holiday purposes. Our customers are those who seek to both maximise their rental yield and enjoy the flexibility of staying in their property.
Before we begin managing your property, we will assess your property’s potential profitability and notify you if we believe your property would perform well as a short-term rental. -
At Host Solutions, we charge a 20% fee (excl. GST) on the revenue that your property earns after fees and costs. This fee structure encourages us to generate you more direct bookings and increase your net revenue.

Each property owner is provided access through their own ‘Owner’s Portal’ to on demand property analytics, including all earnings at a click of a button. Essentially, this is your way to check we are doing our job!

Host Solutions permits landowners to block off their property for their own use for a period of 28 days in a calendar year - guests cannot be the only ones who relax!

Did you know that over the past 12 months, Adelaide had a 78% occupancy on Airbnb? (But, property owners are still missing out on potential earnings). Only 23% of property owners have their listings on both Airbnb and VRBO/Stayz. Similar results are found in Melbourne.
